Welcome to Copenhagen Residences, a serviced apartment owned and operated by Iron Wood Property Ventures Corporation ("Company"). These terms and conditions ("Terms") govern your use of the website located at copenhagen.ph ("Website") operated by the Company ("we," "our," or "us"). By accessing and using this Website, you agree to comply with these Terms. Please read them carefully before using the Website. If you do not agree with these Terms, please do not use the Website.

1. Use of the Website

1.1. Eligibility

By accessing or using this Website, you represent that you are at least 18 years of age or have the legal capacity to enter into these Terms. Furthermore, you also give us your consent to allow any of your minor dependents to use this site.

1.2. Website Content

All materials used and displayed on this Website, including but not limited to text, software, photographs, graphics, logos, illustrations and artwork, video, names, trademarks and service marks, are the sole property of the Company, and are protected by copyright, trademark and other laws.

You agree not to reproduce, duplicate, copy, sell, resell or exploit any portion of the Website, use of the Website, or access to the website or any contact on the Website through which the service is provided, without express written permission by us.

Any information about room rates, availability, amenities, and services are for general informational purposes only and are subject to change without notice.

1.3. Permitted Use

You may use the Website solely for personal and non-commercial purposes, such as booking rooms, checking availability, or exploring our services. Unauthorized use of the Website, such as for data mining, scraping, or commercial purposes, is strictly prohibited.

You may not use the Website for any illegal purpose that violate laws in your jurisdiction or international laws (including but not limited to copyright and trademark laws). You must not transmit any worms, viruses, or any code of a destructive nature.

You are also prohibited from using the Website or its content:

(a) for any unlawful purpose;

(c) to violate any international, federal, provincial or state regulations, rules, laws, or local ordinances;

1.4. Booking Information

You understand that your content (excluding credit card information), may be transferred unencrypted and involve (a) transmissions over various networks; and (b) changes to conform and adapt to technical requirements of connecting networks or devices. Credit card information is always encrypted during transfer over networks.

2. Reservations and Payments

2.1. Booking Policy

Reservations made through the Website are subject to availability and confirmation. Once a reservation is confirmed, you will receive a confirmation email with booking details. Any special requests (e.g., room preferences, accessibility needs) are subject to availability and cannot be guaranteed.

2.2. Rates and Fees

Room rates are displayed in Philippine Peso and are subject to applicable taxes and fees. Rates may vary depending on the booking date, room type, or promotional offers. Additional payment for charges involving extra services will be collected during your stay.

2.3. Payment Terms

Payment terms for reservations may vary depending on the rate plan selected. Full payment will be required at the time of booking, as specified in the booking confirmation. We accept Credit/Debit Card and GCash.

2.4. Security Deposits

At check-in, the Company will require a security deposit for incidental charges, which will be refunded at check-out if no damages or additional charges are incurred.

3. Cancellations and Refunds

3.1. Cancellation Policy

Cancellations must be made in accordance with the specific cancellation terms provided at the time of booking. If no specific cancellation policy is provided, cancellations made at least 7 days prior to check-in will be eligible for a full refund. All other cancellations made beyond the aforesaid duration are non-refundable.

3.2. No-Show Policy

If you fail to check in on the scheduled arrival date without notifying the Company, the full booking amount will be charged, and no refund will be provided.

3.3. Early Departure

No refunds will be issued for early check-outs unless otherwise agreed at the discretion of the Company.

3.4. Force Majeure

In the event of unforeseen circumstances beyond our control (e.g., natural disasters, government actions), the Company may, at its discretion, offer a refund or reschedule the reservation.

4. Check-In and Check-Out

4.1. Check-In

Check-in time begins at 2:00 PM (time standard). Early check-in may be available upon request but is not guaranteed.

4.2. Check-Out

Check-out time is 12:00 PM (time standard). Late check-outs may incur additional fees and are subject to availability.

4.3. Extensions

Extensions are subject to availability and approval.

4.4. Guest Identification

Valid government-issued identification is required at check-in, along with the credit card used for the reservation. Foreign guests are required to present their passport upon check-in.

5. Company Policies

5.1. Non-Smoking Policy

The Company is a non-smoking property. Smoking in rooms or public areas is strictly prohibited. Smoking is only allowed in the designated smoking areas.  

5.2. Pets

Pets are not permitted in the Company’s premises. Service animals are always welcome in accordance with applicable laws and upon presentation of the owner’s proper permits.

5.3. No Firearms/Flammable Property Policy

Firearms are not allowed inside the premises of the Company. Guests with firearms will be denied entry and check-in.    

Guests are also prohibited from bringing and storing highly-flammable, toxic, and corrosive substances such as but not limited to Butane, LPG, or Acidic chemicals.

5.4. Drugs

Prohibited and illegal drugs are not allowed in the Company premises at any time.

5.5. Damage and Liability

Guests are responsible for any damages caused to the room or Company property during their stay. The Company reserves the right to charge your credit card for the cost of repairs or replacements.

7. Disclaimers

7.1. General Disclaimer

The content on this Website is provided "as is" and without warranties of any kind, either express or implied. The Company makes no warranties or representations as to the accuracy or completeness of the Website’s content.

Occasionally, there may be information on the Website that contains typographical errors, inaccuracies or omissions that may relate to pricing, promotions, offers, and the like. We reserve the right to correct any errors, inaccuracies or omissions, and to change or update information or cancel orders if any information in the Website is inaccurate at any time without prior notice (including after you have submitted or made your booking).

7.2. No Guarantee of Availability

Room availability and prices may fluctuate. The Company does not guarantee that rooms or services will be available at all times or that prices listed on the Website are final until the booking is confirmed.

Certain content, products, and services available on our website may include materials from third parties. Third-party links on this site may redirect you to third-party websites not affiliated with us. We are not responsible for examining or evaluating the content or accuracy and we do not warrant and will not have any liability or responsibility for any third-party materials or websites, or any other materials, products, or services of third parties.

We are not liable for any harm or damages related to the purchase or use of goods, services, resources, content, or any other transactions made in connection with any third-party websites. You agree to indemnify and hold harmless the Company, its officers, directors, employees, and agents, affiliates, contractors, interns, suppliers, service providers or licensors from any injury, loss, claim, or any direct, indirect, incidental, punitive, special, or consequential damages of any kind, including, without limitation lost profits, lost revenue, lost savings, loss of data, replacement costs, or any similar damages, whether based in contract, tort (including negligence), strict liability or otherwise, arising from your use of any of the Website or any products procured using the Website, or for any other claim related in any way to your use of the Website or any product, including, but not limited to, any errors or omissions in any content, or any loss or damage of any kind incurred as a result of the use of the Website or any content (or product) posted, transmitted, or otherwise made available in the Website, even if advised of their possibility, or of your violation of the these Terms.

These Terms are governed by the laws of the Republic of the Philippines, without regard to its conflict of laws principles. Any disputes arising under these Terms will be resolved exclusively in the courts of Mandaue City, Cebu.

The Company reserves the right to modify or update these Terms at any time without prior notice. Any changes will be posted on the Website, and your continued use of the Website constitutes acceptance of those changes.
